Buying and Selling

We have developed sound Purchase and Sale Agreements and are strong and organized in handling transactions from Purchase and Sale Agreement through closing. Although we often first see clients after their offer has been signed, we can be of much greater help if we meet before a home is chosen. For instance, we can assist our clients in selecting a good real estate broker and lender, in negotiating the price, or drafting the offer, (which, as a binding legal document can adversely affect our client's rights if improperly drafted).


Short sales

We are also experienced in negotiating short sales. This results in homeowners being able to sell their home for less than the amount of money they owe their lender while reducing or eliminating debt that cannot be paid at closing.


Condominium creation and conversion

We have been instrumental in helping clients convert their rental property into condominiums and have also created  condominiums for many new residential developments, ranging from 2 to 138 units. 
Our firm assists clients during all stages of creating a condominium:

  • Resolving title problems

  • Preparing the Master Deed, Declaration of Trust and Rules & Regulations, all in compliance with Massachusetts General Laws and Fannie Mae and Freddie Mac requirements

Once the condominium is legally created, we can also represent the owner during the closings for individual units.
